Where possible after the first initial contact we like to meet up and discuss the search process and try and absorb exactly what you are looking for

The Property Search Begins

Once the registration fee has been paid, we can start the search in earnest, contacting the agents on your behalf and trying to get advance notice of any new and forthcoming instructions enabling you to get through the door as soon as possible.

Identify & View

When we see a property we will report back to you our honest impressions and help weed out those that are unsuitable, saving you a great deal of time. we like to accompany clients when they view so
that we can listen carefully to their likes and dislikes.

Step 4
Negotiation & Completion

Once a suitable property has been identified, we will negotiate hard on your behalf, advise if requested on solicitors, surveyors, builders etc.  we will follow the conveyancing process, liaising as needed between solicitors, agents and professionals to help smooth the way to a successful completion.

Step 5
Move into Your New Home

We will be with you all the way to completion,  recommending removals firms and collecting the keys from the estate agents if required .

Local Knowledge

Having worked in the property world for over 30 years I started up Property Hounds in 2017. Prior to becoming a property finder, I had worked in estate agency in the south of England for some of the major companies in that area. I moved to the borders of Wiltshire and Gloucestershire in 1991,  continuing as an estate agent for several more years before being headhunted to the buying side and then working with a leading group of search agents before starting Property Hounds. 

I live in a delightful village called Sherston, close to Tetbury and Malmesbury and am lucky enough to be able to enjoy the beautiful Cotswold countryside.

Having lived and worked in the area for a long time. I have excellent contacts and know the area well.

Why I Love My Job

I get a huge kick out of finding the right property for clients and nothing gives me more pleasure than to drive past a house I have found for someone knowing that they love it and are happy there

Camilla Hipwood

Camilla Hipwood

I was lucky to be brought up in the south Cotswolds near to Badminton and where I am currently living.

My working life started in Estate Agency in central London, I then studied interior design and did some property search for clients looking for second homes outside of London. More recently, I have worked for one of the major National Estate Agencies showing properties of all types.

My knowledge of Gloucestershire and Wiltshire is extensive and I have a passion for houses and their interiors and finding the right house for our clients.

Outside of work, I love spending time with my grandchildren, horses and dogs and travelling.

Linda Jeffcoat

Linda Jeffcoat has lived in the vibrant village of Aldbourne, between Marlborough and Hungerford, for over 30years, previously working with one of the country’s leading property buying agencies and is  perfectly placed to search the surrounding counties. After 17 years of working in the area, Linda has  built a strong network of residential property contacts and knows the geography.  

Linda is married with two children and a cocker spaniel and loves travel, photography, live music and the great outdoors.”

Peter & Jan Hampshire

Peter and Jan have both been engaged in the estate agency and property business since the 1980’s, Jan having run her own estate agency in South Wimbledon and Peter working as a senior manager for Chestertons in Kensington and south west London.

Moving to Cheltenham in 1990 they opened Hampshire`s Estate Agents in 1992, later changing direction into the field of property search, operating in Cheltenham and the Cotswolds reaching into the Worcestershire and Herefordshire borders. “Having forged excellent relationships with many local estate agents over the years we sometimes find that we can get our client buyers through the front door of properties before they hit the open market”.

When not out on the hunt finding suitable homes for clients, Jan’s passion is working in fused and stained glass while Peter spends rather too long playing his beloved Martin guitar - and has recently joined a local band - never too late!

John Hoyes our Property Hound in Yorkshire & Lincolnshire

John Hoyes

John is a senior Chartered Surveyor with a career in property spanning over 25 years. He graduated from the Royal Agricultural College and originally qualified as a land agent working at the Badminton Estate in Gloucestershire. This was followed by high profile positions in resident land agency in the Midlands and North Yorkshire. John also gained a wealth of experience in estate agency, and both managerial and commercial work.

Having lived and worked in the Yorkshire and Lincolnshire, Rutland areas for many years John has extensive contacts and is therefore well placed as a property specialist to help buyers seeking a new home to find the perfect property.

Richard Walton

Richard is a native of the West Country with experience working for leading estate agents across the region. Working within the rural sector Richard has developed an extensive network within the community of Somerset, Exmoor, Bath and North Devon.

With an evolving property market, it’s still so important to gain the edge to secure that unique property and have someone working for your best interest as the potential buyer.

Without Jo and Sarah`s  help over the last few months with both the search and then progressing the purchase we may never have managed to make the move.`

Using a Buying Agent - The FEE

We charge an initial Registration fee of £950 to commence the Search for 12 months

Following a successful purchase, the final Success fee ranges from 1.30% of the purchase price (excluding registration fee), depending on extent of area searched.

For a rental search we charge £950 initial retainer to commence the search and a Success Fee of one month`s rent.
